Commercial Building/Structure Inspection (Call For Price Quote)
A commercial building is a building that is used for commercial use. Types can include office buildings, warehouses, or retail stores, convenience stores in urban locations, a commercial building often combines functions, such as an office on levels 2-10, with retail on floor one. Local authorities commonly maintain strict regulations on commercial zoning, and have the authority to designate any zoned area as such. A business must be located in a commercial area or area zoned at least partially for commercial.
Manufactured Home Inspection $400.00
A manufactured home (formerly known as a mobile home) is built to the Manufactured Home Construction and Safety Standards (HUD Code) and displays a certification label on the exterior of each transportable section. Manufactured homes are built in the controlled environment of a manufacturing plant and are transported in one or more sections on a permanent chassis.
Electrical Service Inspection $100.00
This service is for residential property owners that have upgraded their existing main panelboard and need a Code Inspection before the power company will re-energize the electrical system. After Inspection, The inspector will file all the appropriate forms with the power company.

A Termite Inspection is a visual inspection of the readily accessible areas of a home for evidence of wood-destroying insects (WDI) and wood-destroying organisms (WDO). The inspector will visually inspect the entire interior of a home (including accessing and entering any sub-space such as basement and Crawlspace and exterior of the property. In areas where dry-wood Termites are prevalent, and in houses where there are no sub-areas, the attic may also be accessed and inspected. After the inspection has been performed, the findings are reported on the applicable/appropriate form.
Private Well Water Testing Starting at $100.00
Private water well owners should test there well water once each year for total coliform bacteria, nitrates, total dissolved solids, and pH levels. If you suspect other contaminants, you should test for those as well. However, spend time identifying potential problems as these tests can be expensive. All Samples are sent to a Laboratory for Results.

2. Septic System Load and Dye Test without Home Inspection $225.00
Septic dye tests involves flushing a special florescent dye down a toilet. The dye itself does not make anything happen. It is simply a colored indicator that can identify water found outside as having come from the fixture where the dye was introduced. It's the volume of water introduced into the system that forms the actual "test". If waste water is coming to the surface (an unsanitary condition indicating serious septic failure) one may see dye in that water, provided the septic system is flowing at common rates.When suspect wet areas are observed, if the system has no maintenance history, if the area is known to have problem soils, or if other historic or site conditions raise question about the condition of the system we recommend that the inspector perform a dye test. A septic loading and dye test will by no means find every septic failure, but this methods finds many failures that otherwise are unnoticed by a home buyer until shortly after moving-in. Septic loading and dye tests are complimentary to and should precede any further inspection steps taken such as pumping the septic tank. After the test has been completed, the findings are reported on the appropriate form.
Walk-Through Inspection (Per Single Family Home) $200.00
This service is for clients that are unsure if they would like to pursue with a sales agreement on a particular home. The inspector will conduct a visual review of the home and its components and inform you accordingly at the time of Walk-Through. With this service no written report will be issued.
Detached Accessory Structure (Over 500sqft) with Home Inspection $175.00 per structure.
Single Home Component $250.00
Sometimes you need to check just a single home component or limited components. Our inspectors can come out and check any exterior, garage, heating, cooling, electrical, plumbing, structure, attic, basement or crawlspace problem and answer any question you may have. After the inspection has been performed, the findings are reported in writing.
1. Well Water Flow Test with Home Inspection $175.00

The water flow rate recorded is the flow (gallons per minute) produced at a given hose bib for a given period of time, under current conditions. (Not to be confused with a well recovery test). The test is ran for at least one (1) hour, or until the flow stops on its own accord. Readings are recorded at random times during the test to give a representative sampling of the flow over the time during the test. After the test has been completed, the findings are reported on the appropriate form.
Final Walk-Through Inspection $175.00
A final walk-through. This is the last chance before closing to make sure everything is in working condition. A final walk-through can not only help you feel more confident about your purchase and avoid buyer’s remorse, it can also pinpoint any last-minute problems that should be taken care of before settlement. Be sure to schedule a timely walk-through, about 24 hours before closing on a home, to address any potential problems. A house walk-through should take roughly 2 hours to complete, enough time for us to be extremely thorough. During this assessment, we will check for new issues that may have come up since the last time the inspector viewed the home. This is especially important if a major event, like a severe storm, occurred during that time period. Once you close on the home, previous owners are not obligated to fix new damages that may have occurred. After the Final Walk-Through Inspection has been completed, the findings are reported on the appropriate form. This services is only provided to clients that have obtained a complete Home Inspection from P&D Home Inspection Services L.L.C.
